Where can i find information about cost of house rent in Selangor?

I’m coming to Malaysia next month for University and it’s my first time being there and I need to rent a house/flat. is anyone could tell me range of renting there? my uni. is located in Selangor, Is that far from Kuala lumpur? can i rent house in Kuala Lumpur or Selangor is better? Thank you in advance , i realy do need ur help guys.

thanx for answers, my collage is located in : jalan ss16/1 , 47500 , Subang Jaya, Selangor.
University already has accomidation but it’s a house with 3 rooms and we should share it with 3 other students and it’s a bit uncomfortable for me. I need to know where can I get flat that the rent cost be around 500-700 and can reach the uni easily, I mean i could get there by train or public trans. easy. thanx

The rental cost per house depends to which area e.g. You can easily get for min. RM500-600 for a normal terrace house, while for a whole apartment (condo.) min. 1.2K-2K around Petaling Jaya, Section 14,17, SS2. Areas which are nearby most academic institutions.
PJ is about min.15min.-20mins ride away from KL.
If around Damansara, Sunway, Subang then more expensive.

If around Puchong, Cheras, Ampang – KL areas – flats & terrace houses can be as cheap as RM400-500 per month. But thn. Transport & accomodations might not be as good as PJ & the rest of the locations above.

I would suggest for you to drop by your Uni.campus talk to the students/managements & etc. Coz. Some of them do provide hostel or hv. Students who wanted to rent out their rooms. Keep a good look out for advertisements on the student boards, tiang lampu, phone booths & nearby bus stops & community boards for those too. Good thing is beside security, u can even knw ppl frm ur uni. To share study resources. But as a student, I think you’re actually looking for a room instead right?

Added. Oh I worked nearby the area you study (SS15 Subang Square Tower) before.
It’s kinda hard for you to get it for RM500-700 esp. FOR SUBANG area. Per master room includes bathroom sure can lah. My coworker’s even pay RM300-400 per room (no bathroom but includes other electrical+water bills).

Some of they said further nearby the airport area you can get flats/houses for RM500-700. But it’s not very secure besides expenses spend on transport.
My advice:
- get a bedroom + bathroom – so got personal space & do laundry for max. RM500.
- nearby your college
- get to save up transport $$, nearby food court, more secure a bit.

Landlords do vary in what they ask for but generally yes you will need work references, and//or bank evidence of salary.

Showing proof of money in the bank probably won’t be enough unless you pay up front for the whole term of your lease, or some landlord’s might accept you if you pay 6 months up front or whatever. I don’t think just showing the money is there would work because you could spend it, you’d probably have to pay either the whole lease, or you might find a landlord who’ll take the risk for several months up front.

What might also help is if someone was willing to act as a guarantor, ie. To sign that if you don’t pay they will be legally obliged to cover the rent. If you have a relative who knows you have the cash they may do this. You then have a slight advantage over paying the whole lot up front that if something goes wrong and you are evicted or the landlord breaches contract you will not have the struggle of recovering your money.

My advice is ring round agents or chat to private landlords (you can also email if you are not in UK now) and get their advice, work contract is the norm but I think you’ll find some people will be flexible.

Can I claim house rent allowance for full year if I worked for 8 months?

I lost my previous job in Aug 2009 and found a new job after a gap of 4 months. Although I had a gap in employment, my HRA from April 2009 to Mar 2010 would exceed the house rent for that duration. Can I claim HRA exemption for the full year or it can be claimed only for the duration I was employed?

Administrator answers:

You can claim HRA if you have an HRA allowance as part of your salary package.

If you had salary for 8 months then you can claim for 8 months’ allowance only.

In USA when is the house rent paid? Beginning of the month or end of the month?

I am the owner of a house. I rented it out on the first November. The tenant paid the rent on the 1st November. When will be the rent for December due? End of December or beginning of December?

In the US it is customary to pay the rent in advance for that particular month. In other words, December’s rent is due on December 1 (unless you and the tenant agree to change that date to another).

Would it be wise to buy a house, rent it out, and then sell it after I pay off the mortgage?

Currently, I am a college student and looking to buy a house so I would be able to rent it out and then later on sell it for profit. The location of the house I am planning on buying is around the campus of UC Riverside. There are currently brand new houses that will be selling from the low $500,000. I was planning on putting a small amount for the down payment, then getting maybe a 30-year mortgage, and with the money renting it out to students I would be able to use that money to pay off the mortgage.

Because there are big risks with all the money involved and complications that can occur, I need all the advice and help I am able to get.

The big question is can you afford it. Once you buy the house (and the construction is finished) it may take several months to get it occupied. So you will have no income (from the house). Also, if anything goes wrong with the dwelling (as things tend to do), you would be responsible for any repairs. Since it is a brand-new property, you could probably get away with pricing it out a little higher than older properties of similar size. Conversely, depending on if that market offers utilities, you may be able to offer it at a reduced price, but have the tenets pay those.

The first hurdle I foresee is your credit. What is your rating? Many college students don’t know. Every point below 700 can cause you thousands of dollars in interest.

Is this something you really want to do? This means (assuming you have it) keeping the lawn mowed and watered in the summer and making sure the outside of the dwelling is maintained. After all, you would be the owner.
