If a spouse dies,and leaves the house to the surviving spouse,can the bank refuse to ‘carry’ the mortgage?

The mortgage was in the deceased name, but we were married. Can the bank say that I don’t ‘qualify’ for assumption of the mortgage,and force a sale of the house? The ‘will’ states that I am to remain in the house, and continue to make payments. I don’t want to end up homeless! The total monthly house payments are only about $950.00. I wouldn’t have much trouble coming up with that. I can’t rent a studio apt. for that ! What’s gonna happen?
would this be referred to as a “life estate”?
so would a “stay at home” mom be thrown out of the home because she has little credit history?

Your spouse doesn’t have to leave a will for you to become the sole owner of your home. As long as you live in a “community property” State – its a slam dunk. The Bank wants the loan in your name, so they can screw with you. They can’t file NOD (notice of default) on a dead person.
P.S. You should get some legal help – legal aid- if you can’t afford regular attorneys.
P.P.S. A life estate is a situation where you are allowed to live in a Paid For property till you die, and then it transfers to living heirs or a charity, named by the original owner. If you ever have a Life Estate, you may not encumber the property by borrowing money or renting it out.

Serious question, any suggestions on moving to the Caribbean?

Me and my girlfriend are 26 and 24 yrs old, we will both graduate in spring 08 and are really thinking about going down to a caribean island to be beach bums for about six months to a year (maybe longer) we have no kids, no house payments or any other obligations in the states. but we have no idea where to go, can anyone tell us of a pretty safe place with beautiful beaches where we could find enough work, or odd jobs to rent a studio apt or beach cottage? I have carpentry skills and she is a very good looking girl who has no problems finding jobs like bartending ext. Aruba, bahamas, jamaica, U.S. virgin islands. Any suggestions would help. Thanks

I have spent time in the Bahamas and the Dominican Republic. It used to be you didn’t even need a passport to enter the Caribbean countries but now you need one to return to the States.

It is no longer cheap to hang out in the islands. You really need to have money to be down there. Forget work unless you can stay long enough to get on at a resort. Most of the people down there would love to come here to find work.

Also consider the language barrier. Many of the islands are Spanish speaking. I would avoid Jamaica for safety considerations. Also Haiti.

You might want to consider the Keys.

Moving to north OF London, please be kind to help.?

I got a decent job in North of London (Luton), but I don’t want live there since I heard many bad things about it.

Can you please help and give me advices where I should go look for a safe and nice place to rent a studio/1bed apt. for around 700 pounds/month?

Luton doesn’t have the best reputation, although it must have some good parts.

London is expensive – why not try places in Hertfordshire – between London and Luton.
-Closer to Luton and still near London
-May be cheaper
- can live in town but still be very close to countryside.
- likely to be safer than North London

Sorry this isn’t too specific – i don’t really know too much about what the prices would be like – it’s worth looking into places outside london though!

Can you recommend some safe/safer neighborhoods in the Bronx?

I would like to rent a studio or one bed room apt and want a fairly convenient commute to Bronx-Lebanon Hospital at 1650 Grand Concourse. I have a car but also am willing to use a bus or subway. Safety is important so low or lower crime areas would be preferred. Thanks for your suggestions.

Riverdale is the safest community in the Bronx (because of its upper/high class surroundings, people in The Bronx don’t consider it as “The Bronx”…they just think of it as Riverdale.). There is very little crime there (the worst of it being auto thefts and if your car is not a high end vehicle, then you’re okay) Because of that, it’s also very expensive to live there. Most buildings there are condos and co-ops and have few rentals, though rentals CAN be found.

It may take a bit, but depending on where you would live, the Bx7, Bx10 or Bx20 bus goes by W.231st Street, where you can transfer for the Bx1 that would take you down Grand Concourse.

Is it customary for landlords to give tenants a rent reduction due to construction?

It has been extended from 3 to 6 weeks in duration. The noise is directly above my studio apt.

Not necessarily customary, but certainly within the realm of possibility. You may request a reduction, but it may not be honored. As a landlord, one of my main objectives is to keep my tenants happy and this “noise/construction” situation would fall into that gray area where i would ask myself “are my tenants (you) good ones? Do they pay on time? No bounced checks? Do i want them to remain tenants?”….if the answers are answers are yes, then i might take 10-20% off their rent as a gesture of good will; if the answer is “no”, then i’d just deny their request, claiming unforseen circumstances beyond my control. An additional three weeks is not that long (i’d claim). Bottom line: depends on you and the landlord’s relationship.

Where can I rent an apartment spending no more than 900 dollars a month in Orange county and Long Beach area?

I am looking for an apartment (not a studio apt!!), that is reasonably priced and over 500 square feet in the orange county area. Also am considering the Long Beach area as well with the same criteria.

Stay in the outskirts as rent is too high,but if you must then North Hollywood is great.

The NOHO district next town is OVER-priced. Also the Brady Bunch home(1960s tv show) is near North Hollywood.

I’m looking for someone to help me complete my lease for the next six months its a nice studio apt for one and i need someone to occupy it for the month of sept 2006 through January 2007 when my lease will be due.
The location is very close to Loyola college in Chicago IL and the train station runs 24hrs to Downtown and Howard.The building has an Elevator and the asking rent per mth is $540:00 it has no money down and $40:00 deposit for background check.If anyone knows someone that needs a palce for rent pls contact me as my time is running out…..Thanx a Mill

OTHER THAN THE INTERNET YOU CAN MAKE UP A CATCHY POSTER WITH YOUR INFO ON IT AND GO TO GROCERY STORES OR DEPARTMENT STORES LIKE WALLY WORLD, MANY WILL HAVE A BULLETIN BOARD JUST FOR LOCALS TO POST THINGS. I rent an apt, I think I overwet the carpet…?

I just moved into a studio. The carpet was dirty and I had no time to move so I got rug doctor. However, I think I overdid it… I believe some part of the carpet padding is wet and some part of the carpet smells musty…

I live in a very small place. Carpet takes about 300 square feet, and how much does it cost to replace the carpet? Not that I will do it, but I feel like I need to talk to landlord about this issue asap. Maybe a possible avoidable excuse would be awesome too. I feel like it’s time for him to get me a new carpet anyway (there has been a tenent living here for past 5 years with same carpet…)

If carpeting gets wet like that, they can pull it up from the tack strips and run strong turbo fans underneath it to dry out the carpet and padding (standard treatment for minor flooding).

Low to medium grade carpet is about $20 to $30 a square yard (9 square feet). So, 300 square feet would be 33.3 square feet. So, you’re looking at about $670 to $1000. Maybe a bit extra for installation (couple hundred $$$?).
